What is a schedule of works and when do I need one?
A schedule of works lists the work to be carried out. It helps bidders price a consistent scope when read with the drawings and specification.

The answer
In a pricing enquiry, a schedule of works describes tasks, locations and requirements. It is not simply a programme showing when activities happen.
Its level of measurement and contractual effect depend on the document and agreement. Do not assume that every schedule contains verified quantities or a complete design.
Choose the document for the decision
A small refurbishment may suit a room-by-room schedule. A repeatable measured package may need a more detailed bill or pricing schedule.
A bill of quantities combines descriptions with measured quantities and units. A programme organises activities over time.
A specification defines required materials, performance or workmanship. A work schedule should reference it without creating conflicting requirements.
Describe each item clearly
Give each item a reference, location, action and relevant drawing or specification reference. State quantities and units only where their basis is established.
Include preparation, protection, removal and making good where required. Separate genuinely optional work from the base scope.
Avoid descriptions such as renovate bathroom without defining what remains, what changes and the required standard.

| Reference | Location and work | Pricing information |
|---|---|---|
| 01 | Room A: remove the identified floor finish. | State the measured area and disposal/access requirements. |
| 02 | Room A: prepare the substrate to the defined condition. | Identify the specification and any investigation still needed. |
| 03 | Room A: install the selected finish and perimeter details. | State product, area, details and who supplies materials. |
Check omissions and interfaces
Walk through the sequence and boundaries of each trade. Identify access, temporary protection, testing, cleaning and handover information.
Record owner-supplied goods and work by others. Confirm responsibility for unloading, storage, fitting and coordination.
Keep unresolved design as an explicit query. A blank spreadsheet cell does not allocate responsibility.
Issue it with consistent pricing instructions
Require bidders to identify exclusions, allowances and alternatives. Explain how quantities will be used and whether remeasurement applies under the proposed contract.
Use the pricing-pack guide to control the document issue and clarifications.
The RICS NRM 2 provides detailed measurement rules for building works. Agree the applicable rules rather than assuming the document title establishes them.
Check the final schedule before appointment
Reconcile the schedule with accepted clarifications, drawings and prices. Identify the final revision incorporated into the agreement.
The service scope should state whether technical design, measurement, pricing or document compilation is included.
Our Contractor tendering and comparison service aligns the enquiry scope and compares the contractor returns before appointment.
Example
The facts
A fictional homeowner receives two prices for redecorating three rooms, but only one includes stripping damaged wall coverings.
What happens
The schedule identifies each room, the covering to remove, preparation and the selected finish.
Both bidders price that same revision and identify any substrate repairs still provisional.
The accepted schedule becomes part of the agreed document set on the stated contractual basis.
What this shows
The schedule clarifies scope. It does not itself diagnose hidden defects or guarantee the accuracy of unverified quantities.
