Commercial challenges and how we approach them

Mixed-use schemes bring different occupiers and building functions into one development. Structure, access, services and public areas may be shared, while individual uses have separate specifications and handovers. The account needs a clear distinction between common construction and work allocated to each part. On high-rise schemes, repeated floors need to be distinguished from shared podiums, plant areas and other non-standard construction.

Shared structures with different occupier requirements

The Challenge

Homes, shops and offices may share a podium, basement or plant space while requiring different servicing and acoustic arrangements. A change for one occupier can alter work funded by another part of the scheme.

Our approach

We distinguish shared elements from use-specific work in the cost plan. A change is traced through the affected structure and services before allocating its cost. This makes the basis of the allocation visible rather than assigning an arbitrary proportion to each occupier.

Separate handovers through shared systems

The Challenge

A retail unit may be ready for tenant fit-out while the residential cores and shared systems remain unfinished. Getting the unit occupied can require temporary power, access and protection, followed by further attendance when the permanent systems are available. Those arrangements can fall between the development and tenant contracts.

Our approach

We compare each handover milestone with the delivery team's system dependencies. Temporary provisions and testing attendance are allocated explicitly, with outstanding common works kept visible in the account.

Tenant changes after the base build is committed

The Challenge

A late restaurant tenant can need extract routes or utility capacity beyond the unit's original base-build provision.

Our approach

We establish what was included for the unit and trace the tenant requirement through risers, common areas and other affected packages. The assessment includes work outside the demise where it is caused by the change, reconciles omissions, and distinguishes the tenant request from obligations already in the development contract.

Multiple contracts at the same physical boundary

The Challenge

Developer, landlord and tenant teams may appoint different contractors to adjoining work. Hoarding, access, protection and damage repairs can become disputed when the physical and contractual boundaries do not match.

Our approach

We clarify responsibility for shared access, protection and attendances. If a dispute develops, handover records and instructions help connect each claimed cost to the relevant work area and contract.
