Commercial challenges and how we approach them

Historic-building work combines retained fabric with repairs and carefully defined new interventions. Survey findings and opening-up can affect the scope as work progresses. Specialist materials, workmanship and protection arrangements need identifiable allowances in the construction account.

Repair quantities only known after access

The Challenge

You cannot always determine the extent of stone, timber or roof repairs from ground-level inspection. A lump-sum allowance may conceal considerable uncertainty until scaffold access or careful opening-up is available.

Our approach

We use measurable repair schedules based on the conservation team's specification. Exposed conditions and instructed repairs are recorded jointly where possible, allowing provisional allowances to be reconciled with the work actually required.

Specialist materials and sample approval

The Challenge

Matching stone, joinery, mortar or decorative finishes can require samples and specialist sourcing. A rejected sample or changed repair detail may affect orders, lead times and scaffold duration.

Our approach

We identify the sample approvals and procurement assumptions behind the price. If a detail changes, we check the status of the material order before assessing cancellation, replacement and any effect on access costs. A longer lead time only supports an extension cost where it actually prolongs the relevant work.

Consent-led changes to the repair method

The Challenge

Retaining and repairing existing fabric can take much more labour than replacing the same area.

Our approach

We compare the priced method with the conservation specification and subsequent instructions. The valuation needs to reflect what changed in the work, not just its square metres: local splicing, careful removal or additional handwork may require a different basis from the original replacement rate. Labour and access records help substantiate that difference. The conservation professional remains responsible for selecting the repair method.

Protecting fabric while work is incomplete

The Challenge

Vulnerable fabric may need temporary roofing or environmental protection until specialist repairs are complete. An extended repair period can therefore carry an access and protection cost as well as a labour cost.

Our approach

We check the planned protection period, what extended it and whether its duration or extent could reasonably be reduced. The assessment uses the actual provision and hire records.
