Commercial challenges and how we approach them

Healthcare construction brings clinical and support spaces together with substantial building services. Work may be delivered in a new facility or phased through occupied premises. The building scope must distinguish construction, specialist installations and equipment supplied under separate appointments.

Infection-control measures in an occupied hospital

The Challenge

Hospital refurbishment has to accommodate the clinical area's infection-control requirements. A change in the use or status of an adjacent area can alter containment, routes, cleaning and permitted working hours after the price is agreed.

Our approach

We establish the provisions included in the tender and record subsequent requirements issued through the clinical and project teams. The valuation identifies the additional barriers, attendance or altered sequence and any original provision it replaces. Clinical specialists determine the necessary controls; our role is to make their commercial consequences clear.

Clinical shutdowns and service isolations

The Challenge

A cancelled medical-gas or power isolation can leave a specialist team unable to work for its entire booked visit.

Our approach

We compare the approved isolation plan with what happened on site. The assessment separates aborted attendance, any useful work completed elsewhere and the cost of a further visit. If temporary services remain longer, we check that period separately. Permission records and resource evidence establish the facts; the relevant contract determines responsibility and entitlement.

Medical equipment information arriving late

The Challenge

Imaging and treatment equipment can impose precise structural, shielding, cooling and power requirements. Changes to the selected equipment may affect completed rooms and several specialist packages.

Our approach

We compare the selected equipment's requirements with the priced room data and design revisions, then trace each change through the affected packages. Construction additions and omissions remain separate from the equipment purchase.

Validation beyond physical installation

The Challenge

Physical installation is not the same as a clinical system being ready for use. Testing and validation may depend on other systems, specialist attendance and complete records. A repeat visit might be needed because the installation failed, because the test conditions were unavailable, or because the requirement changed. Those causes produce very different commercial positions.

Our approach

We establish what testing and documentation the order includes, then assess repeat attendance against the recorded cause. This supports a reasoned allocation of cost without assuming that every retest is an extra or every delay belongs to the installer.

Decant sequences changing clinical access

The Challenge

Ward availability can change with operational demand. Fragmented room releases can cause repeated protection, temporary works and trade remobilisation rather than the continuous work assumed at tender.

Our approach

We compare planned and actual room releases. The assessment identifies the particular trades, protection and temporary works affected, using resource records to explain additional cost rather than applying a general uplift to the ward.
