# Warehouses and logistics

Quantity surveying and claims support for warehouses, distribution buildings, yards and associated infrastructure.

## Commercial challenges and how we approach them

Logistics construction brings large building areas together with yards, access, drainage and services. The scope may include office accommodation and interfaces with separately supplied storage or handling systems. Building and external works need a common commercial baseline so that package comparisons include the full construction requirement.

### Floor flatness and the handling system

#### The Challenge

Racking, narrow-aisle trucks and automated systems can require different floor tolerances and load provisions. A late occupier specification can make a standard shell specification inadequate.

#### Our approach

The starting point is the floor performance actually bought. We compare that specification with the racking or automation requirements and the floor survey. If the occupier has changed the requirement, we assess the additional work; if the floor fails its original specification, that is a different commercial question. Keeping those two causes separate helps avoid paying for rectification as a variation.

### Automation and mezzanines outside the shell contract

#### The Challenge

A conveyor opening or mezzanine load may sit in the occupier's automation order but be absent from the developer's shell contract.

#### Our approach

We reconcile the specialist orders with the shell scope before award, including structural provisions, power and fire-system interfaces. Any later revision is assessed across the affected packages, with superseded allowances credited.

### Dock equipment and external yard levels

#### The Challenge

Loading bays depend on coordinated dock levellers, doors, drainage and yard geometry. A changed fleet or operational layout can alter both building and external works late in construction.

#### Our approach

We measure the whole dock-layout change: equipment, doors, yard levels and drainage. Pricing only the dock leveller can miss the larger cost.

### Early access for racking and occupier fit-out

#### The Challenge

Early access allows racking and fit-out to begin before the building is complete. It also puts several contractors into the same space. Without an agreed record of the area handed over, subsequent floor damage, protection and cleaning costs can be difficult to allocate.

#### Our approach

We define the commercial conditions for early access and record the state of each handed-over area. Additional attendance and damage-related costs are assessed against those records and the respective package obligations.
