# Manufacturing facilities

Quantity surveying and claims support for factories, advanced manufacturing facilities and production buildings.

## Commercial challenges and how we approach them

Factory projects combine a building’s structure and services with the requirements of the production operation. Construction packages can include equipment bases, service distribution and access alongside the envelope and internal works. Operator-supplied installations and building work need defined interfaces as the layout develops. This includes construction for automotive, aerospace, semiconductor and battery manufacturing, as well as refurbishment or fit-out of existing production space.

### Production equipment driving the building design

#### The Challenge

The machine order can change the building contract. Revised loads, pits or maintenance clearances may reach the site after the foundations have been priced or even poured.

#### Our approach

We compare the equipment vendor's requirements with the civil and services packages. Where they have changed, we identify the affected work and check what can still be omitted or altered without waste. The valuation needs to account for the whole revision, including foundations and connections, rather than accepting a separate extra from every trade without reconciling the interfaces.

### Shutdowns for connections to existing production

#### The Challenge

Factory extensions and line changes may need power, compressed-air or process connections during a short shutdown. Late release of the area can prompt extra shifts, temporary services or another mobilisation.

#### Our approach

We establish the shutdown allowed for in the price, then assess any changed shifts, temporary services or return visits against instructions and actual resources.

### Floor loading, tolerances and specialist finishes

#### The Challenge

A slab can satisfy the building specification and still be unsuitable for a newly selected production machine. Load, level and finish requirements need to be settled together. Otherwise, a late equipment choice can look like defective floor construction when the underlying issue is a changed requirement.

#### Our approach

We compare the priced floor specification with the equipment requirements and survey results. The commercial review distinguishes an instructed specification change from work needed to meet the original contract.

### Building completion and production-line trials

#### The Challenge

The building, equipment and control systems may be handed over under different contracts. An unavailable utility or incomplete interface can extend trials and leave responsibility for specialist attendance unclear.

#### Our approach

We clarify which package must provide each utility, test input and specialist attendance. If trials run late, the readiness records should show what was missing and whose work it was. This supports the assessment of extra attendance without turning every commissioning difficulty into a general claim against the building contractor.
