# Energy retrofit

Quantity surveying and claims support for insulation, building services upgrades and energy improvement works.

## Commercial challenges and how we approach them

Building retrofit may combine fabric improvements with replacement heating, controls, ventilation or electrical installations. The work can be delivered across one building or a programme of properties, with surveys and designs developing in stages. Existing services, access and reinstatement need to be included alongside the new installations.

### Measures that depend on each other

#### The Challenge

An insulation or heating quotation can leave out the ventilation, electrical alterations and making good required by the combined retrofit design.

#### Our approach

We review the measures together against the designer's requirements. Each enabling item needs an identified allowance and package owner. When the design develops, we assess the change across the affected installation rather than accepting separate extras without checking how they connect.

### Repeated homes with different existing conditions

#### The Challenge

A programme may repeat the same measure across hundreds of homes, but the homes are not identical. Fabric, services and access vary by address. A standard rate can be useful without covering every exception, and a genuine exception at one property does not justify an uplift across the whole programme.

#### Our approach

We keep surveys, exceptions and valuations linked to each property. Additional work is checked against the agreed rate inclusions and the evidence for that address.

### Residents, appointments and aborted visits

#### The Challenge

Installing measures in occupied homes depends on access appointments and the sequence between trades. Missed access or incomplete enabling work can require repeat visits and extend supervision.

#### Our approach

We check appointment and completion records against the agreed access responsibilities. An aborted visit caused by unavailable access is distinguished from one caused by unfinished enabling work or the installer's own arrangements. Only then can the cost and contractual responsibility be assessed.

### Installation complete but evidence outstanding

#### The Challenge

A measure may be installed but still lack the commissioning or handover evidence needed for acceptance.

#### Our approach

We identify the payment and evidence requirements at the outset, including any separate scheme requirements confirmed by the client. The account shows what has been installed and what remains outstanding. This helps avoid confusing a funding delay with a contractual payment entitlement, or treating documentation already required by the order as extra work.
