# Cladding and building remediation

Quantity surveying and claims support for recladding, remedial building work and associated reinstatement.

## Commercial challenges and how we approach them

Remediation projects turn an agreed technical scope into access works, removal, replacement and reinstatement. Opening-up can reveal differences between existing records and what is found on site. On occupied buildings, temporary protection and phased access form part of the construction account. Technical diagnosis and the required remedy remain with the appointed specialists.

### Remediation scope changing behind the façade

#### The Challenge

The external wall revealed on site may not match the investigation. Different cavity barriers, insulation or fixings can alter the remedial scope while scaffold and resident arrangements are already in place.

#### Our approach

We retain the survey assumptions and record specialist findings by location. Valuations can then distinguish the original remediation, newly instructed work and omissions. Where the scope grows, we also examine its effect on access duration and sequencing; adding a rate to the extra façade area may not capture the whole change.

### Façade work meeting windows, roofs and balconies

#### The Challenge

Replacing the wall does not necessarily include making every retained window, balcony and roof junction work with it.

#### Our approach

We check those interfaces against the design details and adjoining package scopes. Missing junction work is identified before award where possible; subsequent changes are valued across the affected trades without counting the same attendance twice.

### Occupied homes and extended access systems

#### The Challenge

Scaffolding, temporary weathering and restricted resident access can remain for longer if work progresses elevation by elevation or the scope expands. Extended hire and resident-related provisions may become disputed.

#### Our approach

We compare the priced elevation sequence and access period with the instructions and actual progress. Extended scaffold hire, temporary weathering and resident-related provisions are assessed separately. That makes it possible to distinguish costs arising from additional remediation from costs arising for another reason.

### Evidence needed to close each work area

#### The Challenge

Once a façade is closed, missing inspection photographs or product records may be difficult to replace. The work might have to be reopened to establish what was installed, creating a dispute about both cost and payment.

#### Our approach

We make the required evidence and inspection attendances explicit in package orders. Reopening costs are assessed against those obligations and any subsequent change to the requirements.
