# Care and supported living

Quantity surveying and claims support for care homes, assisted living and supported accommodation construction.

## Commercial challenges and how we approach them

Care and supported-living buildings bring private accommodation together with shared facilities, staff areas and services. New developments and alterations can include specialist rooms and operator-supplied items. The construction scope needs to distinguish those requirements and the boundaries of any occupied work.

### Phasing around residents and care routines

#### The Challenge

An occupied care home cannot be treated as an empty refurbishment site. Room releases, accessible routes and service interruptions have to fit around residents and care routines. If decant arrangements change, trades may return repeatedly to complete work they expected to undertake in one visit.

#### Our approach

We record the occupied areas, access periods and temporary provisions assumed in the tender. Changes are assessed against actual room releases and resource records, making the additional protection or attendance visible.

### Care equipment and building interfaces

#### The Challenge

Late details for ceiling hoists or assisted bathing equipment can mean reopening finished rooms for structural or service alterations.

#### Our approach

We compare equipment requirements with the building scopes before orders are placed. If a requirement changes later, we check which rooms and purchases are affected, distinguishing genuine rework from work not yet carried out. The account includes the relevant trade alterations and credits for the superseded specification.

### Readiness for occupation and operator sign-off

#### The Challenge

A completed building may still need specialist testing, operator familiarisation and evidence before residents can move in. Disagreement arises when the construction contract's handover requirements are less clear than the operator's expectations.

#### Our approach

We define the testing, documentation and attendance included in the contract. If occupation is held up, that baseline helps distinguish incomplete obligations from additional operator requests and assess their effect on the account.
